For 15 years, I overlapped as a Realtor and a New Home Sales Rep.  As a result I have met with hundreds of people to discuss new home construction specifications and various ways to customize floor plans to best suit their needs.

The truth about buying a new villa is that there will be very limited freedom to change the structure because the engineering is common to two units.  But if you buy the first of two adjoining units that are not yet built, you might be able to negotiate a higher basement ceiling or a vaulted ceiling on the main level, or some degree of interior reconfiguration.

There are several new home villa developments under construction at any given time in Calgary and surrounding areas (though never enough of them).  I can compile lot maps, floor plans and pricing if you would like to start your search for a newly built villa.
