SOUTHEAST CALGARY VILLA DEVELOPMENTS:
Chaparral Villas (and Close, and Heath) SE in Lake Chaparral, Calgary
These villas have no condo fees or monthly HOA fees! Each unit is owner-maintained, with enclosed yards for puppies or grandkids to play. There is a reasonable annual lake fee for full lake privileges. There is no age-restriction here, but the current ownership demographic is almost entirely empty-nesters or retirees. Unit sizes are between 1170 sq.ft. to 1400 sq.ft.
Chaparral Point SE, in Lake Chaparral, Calgary
Chaparral Point is a collection of bare-land condos, with a mix of single and double attached garages. These units are designated 'Adult Living', meaning an 18+ age-restriction for occupants. Main levels are 1020-1280 sq.ft.
Cranleigh Place (100 & 200) and Cranleigh Way SE, in Cranston, Calgary
No monthly condo fee or HOA fee. Only an annual HOA fee for the greater Cranston community amenities at Century Hall, which has a waterpark, sports court, toboganning and more. These units themselves are owner-maintained. Fully fenced backyards. Built in 2008-2010, bungalow sizes are from 1190-1520 sq.ft. This is a double-ended cul-de-sac layout. The 100 Cranleigh Way units (top part in the satelite photo below) are mostly two-storey units with a sprinkling of bungalows. The 200 Cranleigh Way units (bottom portion of satellite photo) are all sem-detached bungalows with double garages. The entrance road, Cranleigh Way, is a mix of two-storey and bungalows.
Price Range: $515,000-$660,000. Recently, the bungalow units have sold at 615 and above.
Cranbrook Landing (and Cranston Ave) SE, in Riverstone area of Cranston, Calgary
"The Villas of Riverstone"
These units are bare-land condos (you own the lot), built in 2015 by Calbridge Homes. Ranging in size from 1420-1700 sq.ft. on the main level. Close to the Bow River pathway system, and some units backing directly toward the river. It may sound like a minor detail, but all the units have extremely attractive front doors. They say you can never change a first impression. Here you won't need to :)
Price Range: $625,000-$1.3 million
Cranbrook Mews SE, in Cranston, Calgary (Lot Map and Exterior Elevations Below)
These units are not condos. Built by Baywest Homes, they are quite new, so I am still able to use the lot map and renderings from time of construction. It's an easy walk to the river pathways that connect up to Fish Creek Park!
Price Range: $600,000-$770,000.
Deer Ridge Close SE, in Deer Ridge, Calgary ('Horizon Village - Deerfield')
Conventional condos built in 1990. Age-restriction 55+. Size: 945-1150 sq.ft. on the main level. Very easy access to Fish Creek Park and river pathways. There is a clubhouse for social events, with a kitchen, pool table and shuffleboard, dance floor, sitting area and fireplace. All units are bungalows, some with a double garage and some with a single garage. Very close to Co-Op Grocery Store, plus doctor's and dentist's offices and much more.
Price Range: $280,000-$385,000.
Douglasbank Gardens SE, in Douglasdale, Calgary ('Village on the Green')
'Village on the Green' is a collection of conventional condos, built in 1988, ranging in size from 1200 to 1520 sq.ft. They are age-restricted to 18+. Many of these units back onto greenspace, some of them onto a spacious recreational green area. Very close to the river pathways. You can step out your door and be walking along the river in minutes!
Price Range: $400,000-$620,000.
Douglas Woods Park SE, in Douglasdale, Calgary ("Douglasdale Village")
'Douglasdale Village' is a bare land condo development. Built in 1992. 18+ age-restriction. Some mountain views. Some units overlook the golf course. Quick access to pathways. 1060-1310 sq.ft. Very nice mature trees in the middle of this charming pocket of villas.
Price Range: $340,000-$470,000.
Douglasview Park SE, in Douglasdale, Calgary ('Village Park')
'Village Park' is a development of bare land condos built in 1995. 1000-1320 sq.ft. 18+ adult living. Close to many amenities: Shopping at 130th Ave, South Health Campus, First Alliance Church. Quick access to Deerfoot and Stoney.

Mt Douglas Villas SE, in McKenzie Lake, Calgary ('The Renaissance of Mt Douglas')
For clarity, despite 'Mt Douglas' in the street and development name, these villas are in McKenzie Lake. Bare land units (you own the lot), built in 2000, and ranging in size from 1100-1340 sq.ft. There are lots of mature trees, and greenspace to the south, as well as quick access to lots of pathways, including the river pathway system that runs all the way to Memorial and beyond. All of these units are bungalows with a double garage. Some are semi-detached, and some are townhome (3+ units attached).
Price Range: $365,000-$480,000
Dovely Court and Dovely Park SE, in Dover, Calgary
Bare land condos built in 1990-1991. These units are unique. They are all bungalows. Some have an attached carports and some do not. Some have a basement and some do not. There are a couple that are fully detached, many semi-detached, and the remainder are tri-plex and 4-plex. The community was nicely designed and the units are as cozy as can be. There is a 55+ age restriction so it is very quiet, and the pricing is very attractive. The sizes range from 618-800 sq.ft. on the main level. The lowest end of the price range will be without carport or basement.

Dovista Court SE (and some on 28th St SE)
Bare land. Built in 1999. 880-960 sq.ft. All units have a single attached garage and a full basement. There are actually two separate condo associations. All units are Adult Living. The ones on 28th Street have an 18+ age-requirement. The ones on Dovista Court are 40+.

Mt McKenzie Villas SE, in McKenzie Lake, Calgary ('Statesman Villas')
The 'Stateman Villas' were built in 1994, and are bare land condos (you own the lot). They range in size from 1250-1720 sq.ft. Quick access to pathways. Annual lake fee for lake privileges. Some of the units in the satellite photo below are two-storeys plus quite a few bungalows. If you are looking at the satellite photo closely, the units on Mt McKenzie Gardens are all 4-plex 2-storeys. The units on Mt McKenzie Villas SE are the semi-detached bungalows, each with a double attached garage, and west-backing. Very close to the lake!

Prestwick Pond Terrace SE, in Mckenzie Towne, Calgary ('Caledonia on the Waterfront')
Bare land condos built in 2002-2003. 1030-1250 sq.ft. Originally marketed under the theme 'Traditional Victorian Architecture'. Some of these units overlook a large storm retention pond but all of them benefit from pond-side pathways.
Price Range: $395,000-$515,000
Parkridge View SE, in Parkland, Calgary ('Emerald Ridge') Not to be confused with 'Emerald Park' in Panorama Hills, NW Calgary.
There are only a handful of ground level bungalow units here. Conventional condos, built in 2003. Very close to the ridge pathways overlooking Fish Creek Park. Close to the tennis/pickleball courts as well.
Price Range: $490,000-$530,000.
Riverview Point SE, in Riverbend, Calgary ('Dreamview Village Riverbend')
Bare land condos built in 1994. These units are 50+ and range in size from 900-1220 sq.ft. The lovely Bow River is nearby. Very close to beautiful Carburn Park with many pathways to enjoy. There is a clubhouse for social gatherings within the development.

'Rivercrest Villas' are bare land condos built in 1994. 1100-1170 sq.ft. on the main level. Close to lots of shopping. Some of the units have double attached garage, some have single garages. Some of the units have vaulted ceilings.
Price Range: $315,000-$445,000
Sunlake Close SE, in Sundance, Calgary
No condo fees, only HOA fees for lawn and snow maintenance. There is also an annual lake fee applicable, but the benefits are great. Endless fun for the grandkids. Easy walking distance to the lake entry. 1100-1530 sq.ft. on the main level, all with double garages. These units have nice curb appeal, some with a curved front window, some with a turret design on the front room. In the satellite photo this villa development is to the lower left, and you can see it is close to the lake in the upper right of the photo.
