Many people move to a villa after retiring to minimize maintenance, and so they can 'lock-and-leave' to do some travelling.  If you know in advance you will soon be retiring, why not take some time to become familiar with all your villa options.  There are over 100 developments listed below, all in the City of Calgary.  For villa developments outside of Calgary, see '60 Villa Developments Surrounding Calgary'.

NORTHWEST CALGARY VILLA DEVELOPMENTS:

Arbour Cliff Close and Court NW, in Arbour Lake, Calgary

Built in 1992, this development is popular because, for starters, it has no condo fees!  Only HOA for lawncare and snow removal.  The development is large, with 136 units centred around a greenspace for summer socials.  There is also an annual lake fee for swimming, boating, fishing, skating at Arbour Lake... well worth the reasonable annual fee!   It is close to the Crowfoot Village shopping centre, the YMCA, Hawkwood Baptist Church, and many other amenities.

Price Range: $390,000-$660,000.  See photos below.



Bow Landing NW, in Montgomery,  Calgary  (Some Units Back Directly Onto the Bow River)

This development also has no condo fees, only a low monthly HOA fee for grass-cutting and snow removal.   It is walking distance to Safeway and the Shouldice Pool.  Built in 1987, some of these units back directly onto the Bow River.  From this location, you have easy access to downtown or west to the mountains.  Quick access to tennis/pickleball courts at Shouldice Park and walking paths in Bowness Park, or follow the river pathways toward downtown for a longer bike ride.  Straight east on 16th Ave to McMahon Stadium if you like to go to Stampeders games :)

Edenwold Green NW, in Edgemont, Calgary  ('Dreamview Village')

'Dreamview Village' is a conventional condo development built in 1992.  If you want a really quiet development, this one has a 55+ age-restriction.  But don't be fooled there is a very active social dynamic in this development, largely thanks to the central clubhouse for community gatherings.  The historical sales in this development appear underpriced.  It has great potential for a positive pricing re-set.

Price Range:  $370,000 - $400,000.  See photos below.



Edgeland Close NW, in Edgemont, Calgary  ('Summit Point Estates')

The villas at "Summit Point Estates" were built in 1988 and 1989, these units include some semi-detached and some townhome units (tri-plex and greater).  All are surrounded by beautiful greenspace.  These are conventional condos.  The development includes some standard ground-level bungalows, some with walk-out basements, and some 'drive-under' bungalows, meaning the main level of the unit is over the garage.  Beautiful location!  Some of the units back onto a dog park for your four-legged friends.  There are also some tremendous views from many of these units.  There are three condo associations but all contained within this circular layout which means it will be easy to get to know others in your community when out for a stroll.

Edgeridge Terrace NW, in Edgemont, Calgary  ('Hillsboro')

'Hillsboro' is a collection of conventional condos, built around 1998, and gated on the west side.  There are some 2-storey duplex units, and some townhomes, but the units backing on the ravine are all semi-detached bungalows.  The ravine drops pretty sharply meaning you can see clear over the tree-tops- very impressive!  

Price Range:  $350,000-$675,000.  See photos below.



Edgevalley View NW, in Edgemont, Calgary  (Beautiful Ravine Views From Perimeter Units)

These are conventional condos surrounded by greenspace.  Built in 1994, the location feels pretty prestigious.  The units that sit on the perimeter have walkout basements and a bird's eye view looking down into the ravine.  The MLS pricing history does not tell the full story.  I was involved in a sale here just below $750,000, that never made it to the MLS.  Today that unit might sell at an even higher price due to extensive renovations and market changes.  These units do not frequently come to market.  If you like the location, please ask me to set up an automated search to intantly inform you when the next unit becomes available.

Hamptons Bay NW   (Not to be confused with Hamptons Way NW) in Hamptons, Calgary

Known as 'Chateaux on the 18th', there are some very beautiful views here.  Built in 1998, these units are not condos.  You would only pay an HOA fee for lawn and snow management.   If you enjoy golf, you will absolutely love this location.  The units are large.  Between 1470 and 1770 square feet on the main level.

Price Range:  $550,000-$690,000.  See photos below.



Hamptons Park NW, in Hamptons, Calgary

No condo fees!  Only a monthly HOA fee.  Built in 1992, this horse-shoe-shaped development centres around a nice central greenspace.  Walk to the end of your own street for tennis or pickleball!

Hamptons Way NW, in Hamptons, Calgary   Gotta love a golf course view!

These are not condos.  This is a Home Owner Association.  Built in 1999.  Luxurious walkout bungalows with in-slab heat in the basement floor for continuous comfort on both main and basement levels!  Overlooking the golf course and pond plus mature trees!

Price Range:  $700,000-$795,000.   See photos below.


Hawkside Park NW, in Hawkwood, Calgary

The villas at Hawkside Park NW are conventional condos.  They were built in 1988, run between 1050 to 1400 sq.ft, and include some single and some double attached garages.  This development is close to Crowfoot Village and the Crowfoot YMCA.

Price Range:  $320,000-$515,000.  See photos below.



Hidden Valley Green NW, in Hidden Valley, Calgary

No condo fees here!  HOA fees only.  This development was built in 1997.   Some of the units overlook a greenspace (soccer field).  There are some two-storeys here but predominantly bungalows.  Most of the units have an enclosed yard and there are no pet restrictions here... perfect for pet-owners!  Some of the units will have views from the walkout deck to the golf course on the other side of Beddington Trail.

Macewan Ridge Villas NW, in Macewan, Calgary  ('Heritage Villas')

'Heritage Villas' are bare land condos, built in 1992.  They have an age-restriction.  Residents must be 55+.  There are many walkouts with gentle ravine views.  Some single garages, many double garages.  Nice front porches to visit with the neighbours.  There is a community clubhouse with games room, kitchen, library and dance floor!  Excellent access to pathways through the ravine and surrounding neighbourhood.  There are even pathway tunnels under the surrounding roadways so you can ride a bike on the paths of the neighbouring communities.

Kincora Terrace NW, in Kincora, Calgary

No Condo Fees, HOA Fees for Lawn/Snow.  Built in 2004.  Some Walkouts.  This development is surrounded by greenspace.

Macewan Park Heights NW, in Macewan, Calgary  ("Horizon Village - Macewan")

'Horizon Village Villas' can be found throughout the City of Calgary, and they have a 55+ age-restriction.  These bungalow villas in Macewan have a mix of single and double garages.  The community clubhouse is a great hub for social activities.  They do not come to market frequently so please let me know if you would like to be notified when the next unit is available.

Price Range:  $290,000-$350,000




10888 Panorama Hills Blvd NW, in Panorama Hills, Calgary  ('Emerald Park')

'Emerald Park' has many units backing directly on the Country Hills Golf Course, and some with very nice pond views.  They are bare land condos (you own the lot) and were built in 1998.  You have to be 18+ to live here.

Price Range:  $360,000-$560,000.  See photos below.



Rocky Ridge Villas NW, in Rocky Ridge, Calgary

Bare Land Condos Built in 1999.  These are semi-detached units ranging in size from 1100 sq.ft. to 1620 sq.ft.  There are a couple of fully detached units on corner lots that are even larger.  Rocky Ridge offers an outdoor waterpark for the grandkids.  Close to so many amenities.  The end of the street connects up with walking paths, and the double-ended cul-de-sac layout makes it easy to get to know your neighbours.

Rocky Vista Gardens NW, in Rocky Ridge, Calgary

There are some amazing mountain views here!  There are many bungalows backing south and overlooking Tuscany to the mountains.  Some of the units are raised bungalows (main level over the garage) with amazing views from the main level front balcony.

Price Range:  $425,000-$695,000.  See photos below.



Royal Crest View NW, in Royal Oak, Calgary  ('Royal View Estates')

'Royal View Estates' are bare land condos, built in 2004.  They are located close to Sobeys and Walmart and many other shops.  They have easy access onto Stoney Trail for a quick commute.  There are some 2-storey units and many semi-detached bungalows.  Some of the units have a nice mountain view.

Price Range:  $355,000-$475,000.  This range should stretch upwards.



200 Sandstone Drive NW, in Sandstone Valley, Calgary  ('Sandstone Estates')

Sandstone Estates is a collection of bare land condos (you own the lot) which were built in 1995.  This development sits very close to Nose Hill Park, a great place for an exercise walk.  This is a mixture of two-storey and bungalow units.  These units have a thoughtful design because there are many end-unit bungalows.  The pricing shown below is for the bungalow units.

Price Range:  $360,000-$455,000.  See photos below.




Sandarac Circle NW, in Sandstone, Calgary   ('Horizon Village - Sandstone')

Throughout the City of Calgary you will find several 'Horizon Village' developments.  Like the others, this one has an age-restriction of 55+.  They are conventional condos built in 1989.   There is a mix of single and double garages, but all the units are bungalows.

Price Range:  $270,000-$400,000.   See photos below.



Scotia Landing NW, in Scenic Acres, Calgary

These are bare land condos (you own the lot).  All of them are semi-detached bungalows with double attached garages.  They were built in 1999.  The location is great for anyone wanting to use public transit, as the development is within easy walking distance to the Crowfoot Train Station.  Lots of shopping at Crowfoot Village.  For those who have an 'age-in-place' strategy, there is also an assisted living building adjacent to this development so that couples who are straddling the line of independent living can remain very close to one another.

Price Range:  $410,000-$555,000.

Scimitar Heath, Circle and Rise NW, in Scenic Acres, Calgary  'Westchester Pointe'

'Westchester Pointe' is a development of semi-detached bungalows with double garages (and some single garage units).  They have tiled roofing, and many have walkout basements.  There are some amazing city, mountain, and river valley views.  This is a 'bare land' condo development.

Price Range:  $435,000-$550,000.



Scimitar View, Scimitar Landing NW (and some on the Point & Court) 'Westchester Manor'

'Westchester Manor' includes 36 non-condo units forming an HOA Association to deal with exterior maintenance (lawn and snow).  These do not come to market very frequently.  They were built from 1995 to 1998 and range in size from 1250-1665 sq.ft. above grade.  Some are drive-under bungalows, having the garage below the main living space.  Some are conventional bungalows.  Some have walkout basement.  Easy access to Bowness and Bowfort Parks to walk along the river, and quick to shopping at Crowfoot Village.

Price Range:  Three year pricing history ranges from $475,000 to $795,000.



8203 Silver Springs Road NW, in Silver Springs, Calgary  'Aspen Grove'

'Aspen Grove' is not in the SW community of Aspen Woods.  It is in the NW community of Silver Springs.  From the development, there is immediate access to the river pathway system in NW Calgary.  Some of these are split-levels, some are 2-storeys, some are bungalows.  This development was built in 1977.

Price Range:  $335,000-$420,000.



Tuscany Ravine Heights NW, in Tuscany, Calgary  'Tuscany Pointe'

'Tuscany Pointe' is a bare land development.  All of them are semi-detached bungalows with double garages.  There is green space all around!  Built in 2007, there are some walkouts with ravine views.  Some side-entry garages.  The units range in size from 1220 sq.ft. to 1780 sq.ft.

Price Range:  $630,000-$945,000.




Tuscany Village Court NW, in Tuscany, Calgary

You will love the fact that there are no condo fees here, just a low monthly HOA Fee for snow/grass + once/yr amenities fee.   These units range in size from 1230-1380 sq.ft.

Price Range:  $490,000-$590,000




347 Tuscany Estates Rise NW, in Tuscany, Calgary  

Bare land condos, built in 2012-2013.  Upscale feel.  Some very nice mountain and city views.  Monthly condo fee, annual amenities fee.  Square footage range is 1700-2100 sq.ft.

Price Range:  $1,025,000-$1,300,000.




Valley Ridge Heights NW, in Valley Ridge, Calgary  'The Highlands'

'The Highlands' are bare land condos, built from 1998 to 2003.  Very quick access to the mountains, or easy access north/south on Stoney Trail.    There are some units with main level above the garage, and some traditional bungalows.  Roadways into Valley Ridge have been vastly improved!

Price Range:  $345,000-$580,000.  See photos below.





1815 and 1901 Varsity Estates Drive NW, in Varsity, Calgary  ('Chateaux on the Green')

Location, location!  'Chateaux on the Green' is surrounded by the Silver Springs Golf and Country Club!  There are many villa-style bungalows here with tremendous views!  Built between 1974 and 1977, these are conventional condos (shared land ownership), and range in size from 1170-2050 sq.ft. (the majority are 1400-1800 sq.ft.).  So many amenities nearby.  

Price Range:  $530,000-$1.2 million.  See photos below.  In the satellite photo, 1815 is the group of villas on the left, 1901 is on the right.





Vandoos Villas and Vandoos Gardens NW, in Varsity, Calgary  ('Horizon Village Varsity')

Ranging in size from 880-1320 sq.ft. on the main level, these bungalow villas are age-restricted to 55+, and are conventional condos (shared land ownership).  The Horizon Centre Clubhouse is a great place to form and build friendships.  There is a library, games room, kitchen, bathrooms and sitting area.  All of the villas have an attached garage, some doubles, and some singles.  Some of the units are semi-detached and some are townhomes (3+ attached units to a structure). 

Price Range:  $325,000-$540,000.  See photos below.




WATERMARK VILLAS (JUST WEST OF TUSCANY):  These villas are almost in NW Calgary, but they sit just outside the City of Calgary limits, which is why they are not featured here.  These are high-end units, all southwest backing, and with devestating mountain views!  You will find a description of this development under the '60 Villa Developments Around Calgary', and then under the sub-tab 'Villas in Rockyview County'.

Aspen Ridge Square SW, in Aspen Woods, Calgary

Ironically, the flat roof construction might make these units seem bland from a satellite view, but they are some of the most upscale villas in Calgary, and recently built, as the photo conveys.  Not condos, but HOA fee for lawn/snow maintenance.  Built starting in 2015 by Rockwood Custom Homes.

These units are spacious 1800-1900 sq.ft. on the main level.

Price Range:  $1,300,000-$1,750,000.  See photos below.



Bridle Estates Place (and Way, and Road, and Mews) SW, in Bridlewood, Calgary

Very close to Spruce Meadows. Some of these units have very high garage ceiling which is perfect for storage or a hoist/lift for your summer car.  Not condos, HOA fee only.  Built 2006-2011.  Square footage 1200-1775.  Age-restricted 55+.

Price Range:  $400,000-$700,000.  See photos below.



Candle Terrace SW, in Canyon Meadows, Calgary  'Fish Creek Villas'

Many Candle Terrace units are 2-storeys, some are 4 level splits and some are bungalows. 'Fish Creek Villas' are just footsteps to Fish Creek Park for walks or bike rides, or even fishing in the Bow River.

Price Range for Bungalows:  $420,000-$595,000.  See photos below.




Cedar View Mews SW, in Cedarbrae, Calgary

Bare land condos, built 1996-1997.  Square footage on main levels 1170-1280.  Very affordable, and likely to get a boost from Stoney Trail extension.  Mix of single garages and double garages.

Cedargrove Lane SW, in Cedarbrae, Calgary  ("Marywood Lane")

'Marywood Lane' is a single street of bare land condos built  in 1999-2002.  Some back on a park with a small playground.  No age restrictions.  Square footage above grade: 1030-1830 sq.ft.  Some of the units are 'storey and a half' style.

Price Range:  $365,000-455,000.  See photos below.



Ceduna Park SW, in Cedarbrae, Calgary  ("Oakfield Park Villas")

 'Oakfield Park Villas' are conventional condos, with condo fees, but no HOA fee.  Built in 1993-1994.  These are 55+ units, and range in size from 1180-1260 sq.ft.

Price Range:  $330,000-$445,000.  See photos below.



Christie Park Manor SW, in Christie Park, Calgary

Ravine views and spectacular city views!  Not condos, HOA fee only.  Built in 1989-1994.  Some units back on a nice ravine.  Square footage is 1225-1585 sq.ft.

99 Christie Point SW, in Christie Park, Calgary  ("Christie Point Estates")

The villas at 'Christie Poin Estates' are all semi-detached bungalows and bare land condos (you own the lot).  They were built in 1995-1996, and range in size from 1200-1300 sq.ft. Some units have very nice mountain views, and many are walkouts.

Price Range:  $450,000-$695,000.  See photos below.



Christie Park Terrace SW, in Christie Park, Calgary ("Ravine Estates")

'Ravine Estates' villas are conventional condos, built in 1992, with tile roofing.  Some units have oversized or even triple garages.  These villas have unique and impressive interior vaulted ceilings with skylights for lots of natural lighting.  Square footage is 1450-1625 sq.ft.

Christie Gardens SW, in Christie Park, Calgary  ("Christie Garden Estates")

'Christie Garden Estates' are conventional condos, built in 1992.  They are located within an easy walk to the LRT.  Nice vaulted ceilings and welcoming covered entries.  Sizes range from 1300-1530 sq.ft.

Price Range:  $$410,000-$575,000




6841 Coach Hill Road SW, in Coach Hill, Calgary ("Coulee Ridge")

'Coulee Ridge' overlooks greenspace to the south and east.  These are bare land condos, built in 1997-1998.  They are surrounded by nice mature trees, and range in size from 1200-1420 sq.ft.  These ones rarely come to market so the pricing below stretches back a few years and could easily increase noticeably as renovated units come to market in the future.

Price Range:  $430,000-$485,000.



Coach Side Road SW, in Coach Hill, Calgary  ("Horizon Village - Coach Hill)

Are you looking for an age-restricted development?  'Horizon Village - Coach Hill' is 50+ which may change to 55+.  These are conventional condos, built in 1988.  The units range in size from 880 to 1230 sq.ft., and have a mix of single and double garages.   Some split-level and two-storey units as well as bungalows.

Price Range:  $335,000-$560,000.  See photos below.



Discovery Woods Villas SW, in Discovery Ridge, Calgary "Discovery Wood Villas"

Interesting detail:  The street name and the development name are almost identical, just differentiating by one letter s on 'Woods' or 'Wood'.  These are bare land condos built in 2002, with an annual HOA fee, and square footages ranging from 1250-1550.  Discovery Ridge is a community with many appealing pathways and forested space for nature walks.

Price Range:  $460,000-$790,000.   (790 was from 2018, more recently up to 700).





Discovery Ridge Lane SW, in Discovery Ridge, Calgary   'The Wedgewoods'

'The Wedgewoods' are bare land condos built in 2004.  There is tennis/pickleball right next door!  Units are between 1300-1400 sq.ft. with some nice exterior wood detailing, and very high ceilings, making the units feel even larger than their actual square footage.  

Price Range:  $555,000-$675,000.



Evercreek Bluffs Place SW, in Evergreen, Calgary

These units are bare land condos, built in 2005.  Some have double garages, some are single garages.  Main level sizes are approximately 1100-1200 sq.ft.  Proximity to Stoney Trail makes accessibility much better.  Condo fees are low.

Price Range:  $375,000-$410,000.  These sales are a bit dated.  The current valuations likely sit a bit higher.   See photos below.

Evercreek Bluffs View SW, in Evergreen, Calgary

These units are not condos, HOA fees only.  They range in size from 1400 to 1780 sq.ft., and they don't often come to market.  One of the great features of the community of Evergreen is its close proximity to Fish Creek Park.  From these Villas, you have pathways overlooking Fish Creek starting at the entry to your cul-de-sac.  Some of the larger units have an upper loft area with its own bathroom, perfect for guests or an office space.




Everglade Way SW, in Evergreen, Calgary

Built in 2003, these units are not condos, and the HOA fees are extremely low!  Located extremely close to Fish Creek Park and ranging in size from 1255-1380 sq.ft.  There are many two-storeys on this street, but the pricing below is for the bungalow units.

Price Range:  $550,000-$650,000.



Gladstone Gardens SW, in Glamorgan, Calgary  'Gladstone Gardens'

'Gladstone Gardens' is a development of conventional condos built in 1989.  Great central location in Glamorgan whereas most villa developments tend to be toward the periphery of the city.  The units range in size from 1250-1350 sq.ft., and are mainly bungalow townhomes, meaning 3 or more attached units per structure, all with an attached garage.

Price Range:  $325,000-$525,000.  See photos below.




Glenmore Green SW, in Kelvin Grove, Calgary  'Glenmore Green'

These conventional condos known as 'Glenmore Green' were built in 1990 and have an 18+ age restriction.  They are all quite similar in size, between 1530 and 1580 sq.ft.  Great location for a medical professional... very close to Rockyview.

Price Range:  $460,000-$615,000.



Lincoln Manor SW, in Lincoln Park, Calgary   'Horizon - Lincoln Park'

This is 'Horizon- Lincoln Park'.  This development is age-restricted to 50+ or possibly 55+ by the time you are viewing this.   Conventional condos, no HOA fees, ranging in size from 960-1320 sq.ft., and with a mix of single and double garages.

Price Range:  $310,000-$500,000



Lincoln Green SW, in Lincoln Park, Calgary  (also known as "College Green")   

A mixture of bungalow and 2 storey homes with single garages.  Built in 1994, these conventional condos are between 1230 and 1330 sq.ft. on the main level.  The pricing provided is for the two most recent bungalow units in this development, but the price range will like jump upwards a bit on the next bungalow sale.

Price Range:  $360,000-$365,000.





Richelieu Court SW, in Lincoln Park, Calgary  'Royal Park Estates'

'Royal Park Estates' - Conventional condos with a 40+ age-restriction.  Single level units, run from 1140 to 1560 sq.ft.

Price Range:  $300,000-$425,000.  This range will stretch upwards substantially as renovated units sell.




Millbank Hill SW, in Millrise, Calgary  

No condo fees, or HOA fees.  Homeowner maintained.  Built between 1991 and 1993, the homes range in size from 915-1380 sq.ft.  Fully fenced yards are perfect for pets.

Price Range:  $310,000-$425,000




72 Millside Drive SW, in Millrise, Calgary  'Millside Villas'

Strangely, this sattelite map has the wrong street name marked here.  This is 72 Millside Drive SW (Millrose Place is a street to the west of this location).  

'Millside Villas' are bare land condos, built in 1995.  They range in size from 1030-1230 sq.ft.  Many of them are bungalows.  Some are bi-levels on foward-sloping lots enabling a portion of the living area to be built above the garage.

Price Range:  $260,000-$420,000



Paliswood Park and Palisprior Road and Palermo Way SW, in Palliser, Calgary  ("West Park- Phase 1")

'West Park - Phase 1' is a development of villas which are conventional condos, built in 1992.  They are very spacious at 1760-1860 sq.ft. on the main level.  Such an easy walk from here to the Glenmore Reservoir pathways or the Glenmore Landing shops.

Price Range:  $595,000-$785,000.



2121 98th Ave SW, in Palliser, Calgary  'The Wyngate of Pumphill'

The Wyngate of Pumphill' is a villa development of bare-land condos (you own the lot), built in 2003.  They range in size from 1300-1800 sq.ft.  They have very nice curb appeal!  Close to Glenmore Landing shopping, Rockyview Hospital and the the reservoir pathways for a walk or bike ride.

Welcome to 'Briar Park Estates'.  This is a 55+ community.  Surrounded by mature trees, these villas have tile roofing, and attached garages.  Some even have a triple garage which is rare among villas.   Spacious 1300-1830 sq.ft. floor plans.

Oakbriar Close SW, in Oakridge, Calgary  "Briar Oak Estates"

5790 Patina Drive SW, in Patterson, Calgary  'The Terraces'

'The Terraces' a mix of two-storey and bungalow villas.  They are conventional condos, built in 1994.  Tile roofing on every unit.  Some bungalow units back onto an 'urban reserve'.  Five of these units have three-season (potentially four-season) sunrooms. The units are between 1220 and 1300 sq.ft.   Notice the proximity to the tennis/pickleball courts.  They are also very close to Edworthy Park.

Price Range:  $370,000-$480,000.  Some units have been renovated and will stretch this price range when sold.  See photos below.




Patina Terrace SW, in Patterson, Calgary   'Capilano Heights'

The villas at 'Capilano Heights'  are surrounded by greenspace.  They range in size from 1530 to 1870 sq.ft. above grade, all with a double attached garage.  From this elevated location, some of these units have very dramatic nature and city views.

'The Villas at Pump Hill' have no condo fees, HOA fee only.  Tile roofing.  Built in 1987-1989, These units range in size from 1530 to 1800 square feet on the main level.  The location speaks for itself, but I will point out its proximity to the Glenmore Reservoir for walks, bike rides or boating.  These units are large, and have no specific age restriction so the whole family could move in but most owners here are of retirement age.

Shawnee Manor SW, in Shawnee Slopes, Calgary

Built in 1988-1989, these villas are not condos.  They have HOA fees only.  Size range:  1320-1560 sq.ft.   Close to many amenities, including the LRT station.

Shawnee Rise SW, in Shawnee Slopes, Calgary  'The Fairways of Shawnee Slopes'

These units are not condos, HOA fee only.  Built in 1986-1987, they are between 1360-1560 square feet on the main level.  Many of the units back directly onto Fish Creek Park.  The Shawnee Slopes public tennis courts are across the street!  The low end of the price range below is a bit dated because the units do not sell very often, so the low end of the range will likely rise noticeably, especially as renovated units come to market.

Shannon Estates Terrace SW, in Shawnessy, Calgary  'Shannon Estates Villas'

'Shannon Estates Villas' is a very large development of bare land condos, built in 2000-2003.  Age-restriction 35+.  Sizes: 1100-1500 sq.ft. on the main level.  There is a nice central greenspace pathway through the middle of the development, linking you up to additional pathways in the community.  A mixture of semi-detached, 3-plex, and 4-plex.  Close to everything you need, and with much-improved access, thanks to Stoney Trail.

Signal Hill Lane SW, in Signal Hill, Calgary

Conventional condos built in 1997.  These ones rarely come to market.  Substantial greenspaces to the east and to the west.  1300-1400 sq.ft.  Close to Sunterra Market.  Also very close to the pedestrian bridge over Sarcee Trail to the Optimist Athletic Park.

Simcoe Place SW, in Signal Hill, Calgary  'Stonehurst'

'Stonehurst' is comprised of bare land condos, built in 2000.  There are 24 semi-detached bungalows with double garages here.  These villas range in size from 1010-1640 sq.ft.  Immediately behind this villa development (to the the west) is the Westside Recreation Centre for a year-round active lifestyle!  They have nice exterior presentation.  Some overlook soccer fields with tremendous mountain views!

Sienna Park Green SW, in Signal Hill, Calgary 'Sienna Park Green Village'

Built by Calvanna as one of the 'Dreamview Village' developments, this villa complex actually has a hired caretaker for the common area.  They have a 55+ age-restriction.  Roughly half of them have walkout basements.  Some tri-plexes, four-plexes, and the remainder are semi-detached.  The square footages range from 1130-1290.  There is a community clubhouse here with pool tables, shuffleboard, games tables, a library, exercise area and kitchen.  There is also a guest suite you can book for you out-of-town visitors.

Price Range:  $380,000-$440,000.




Sierra Morena Landing SW, in Signal Hill, Calgary  ('The Landings')

'The Landings' are bare land condos (you own the lot) built by Statesman from 1998 to 2000.  The units backing southwest and the units backing east are all semi-detached bungalow villas.  The main level sizes range from 1300 to 1450 sq.ft.  Lots of walking paths and close to many options for shopping.  Just across the 69th St bridge to Discovery Ridge where you can take a long nature walk in Griffith Woods Park.

Price Range:  $495,000-$625,000



Sierra Morena Green (and Terrace and Way) SW, in Signal Hill, Calgary

These villas have no condo fees.  They have a low Homeowner Assocation fee for lawn and snow maintenance.  Homeowner Associations (like this one) can still have Bylaws that Buyers should review when purchasing, so there remains some consistency to the look and feel of the overall development.  Built in 1993-1995, they range in size from 1200-1440 square feet.  Some of the units have excellent mountain views.  The units are fully accessible from south side and north sides so that althought the garages are technically 'rear-attached', it still appears like its the front of the home.  This maximizes windows on the south and west sides of each villa to take advantage of some fantastic views.

Price Range:  $390,000-$625,000.  There are some substantially renovated units that will exceed this range.



Sierra Morena Manor SW, in Signal Hill, Calgary 

The first of these villas was built in 2015.  These units are nicely upgraded.  This is one of very few new villa developments in SW Calgary.   Close to all the Westhills shopping, and easier than ever to access from north or south via Stoney Trail.  This is also just a short bike ride to Griffiths Woods.

Springbank Villas (and Springbank Terrace) SW, in Springbank Hill, Calgary

Bare land condos built from 2001 to 2005.  Sizes range from 1280-1460 sq.ft.  Many of these units have an upper level loft or bonus room, which accounts for about 270 sq.ft. out of the total square footage above grade.  As the street names depict, these villas are terraced so that row upon row has an opportunity at a nice view, mostly to the south, and some to the west.  Quite a few walkouts.  Age-restriction is 18+.

Cortina Villas SW, in Springbank Hill, Calgary  ("Montreux Villas")

'Montreux Villas' are bare land condos (you own the lot), maintained through the Condo Association.  These villas were built in 2012 and have some really sharp exterior post and beam detailing.  They range in size from 1220-1370 square feet.  All thes villas have a double attached garage.  Uniquely, some of them are detached properties backing onto a treed reserve, but still within the condo association for maintenance.  Great curb appeal.  Some units with 2 bedrooms on the main level whereas most bungalow villas are single bedroom on the main.

Elysian Crescent SW, in Springbank Hill, Calgary   ("Elysian Villas")

'Elysian Villas' are bare land condos, built in 2006-2010.  Recently repainted exteriors.  Close to much more expensive Springbank Hill villas, namely Elmont View & Place, and Elveden Court.  Units range in size from 1390 to 1800 sq.ft. on the main level.  Close to Westside Rec Centre.

Elmont Place SW, in Springbank Hill, Calgary

These are bare land condos, which are self-managed meaning no Property Management Company is involved, keeping condo fees lower.  Built between 2008-2010, they range in size from 1600-1800 square feet.  Some of them are on forward-sloping lots resulting in what you would call a 'reverse walkout' with two exposed levels at the front and one at the back.  If you take a drive there or even look at Google Streetview, this will make sense.  The interior finishing is highly upgraded.

Price Range (with only a couple of exceptions):  $950,000-$1.1 million

Bare land condos, built in 1995.  Sizes are 1180-1370 sq.ft.  Some of these units overlook Sarcee Trail resulting in dramatic city views. Based on the lay of the land, the units with east or southeast backs have walkout basements.  From the end of the development you can step onto lengthy pathways along the ridge overlooking the city.

Price Range:  $375,000-$520,000.




Straddock Villas SW, in Strathcona Park, Calgary

Tucked away at the end of a 'no thru road' in Strathcona Park, Straddock Villas is a small little enclave of just 24 bare land condos, built in 2002-2003.  Every unit is a semi-detached bungalow with a double garage.  Sizes range from 1330-1430 sq.ft.  Plenty of greenspace surrounds these units.

140 Strathaven Circle SW, in Strathcona Park, Calgary  ("Horizon Village-Strathaven")

Chaparral Villas (and Close, and Heath) SE in Lake Chaparral, Calgary

These villas have no condo fees or monthly HOA fees!  Each unit is owner-maintained, with enclosed yards for puppies or grandkids to play.  There is a reasonable annual lake fee for full lake privileges.  There is no age-restriction here, but the current ownership demographic is almost entirely empty-nesters or retirees.  Unit sizes are between 1170 sq.ft. to 1400 sq.ft.

Chaparral Point SE, in Lake Chaparral, Calgary

Chaparral Point is a collection of bare-land condos, with a mix of single and double attached garages.  These units are designated 'Adult Living', meaning an 18+ age-restriction for occupants.  Main levels are 1020-1280 sq.ft.

Cranleigh Place (100 & 200) and Cranleigh Way SE, in Cranston, Calgary

No monthly condo fee or HOA fee.  Only an annual HOA fee for the greater Cranston community amenities at Century Hall, which has a waterpark, sports court, toboganning and more.  These units themselves are owner-maintained. Fully fenced backyards.  Built in 2008-2010, bungalow sizes are from 1190-1520 sq.ft.  This is a double-ended cul-de-sac layout.  The 100 Cranleigh Way units (top part in the satelite photo below) are mostly two-storey units with a sprinkling of bungalows.  The 200 Cranleigh Way units (bottom portion of satellite photo) are all sem-detached bungalows with double garages.  The entrance road, Cranleigh Way, is a mix of two-storey and bungalows.

Douglasview Park SE, in Douglasdale, Calgary   ("Village Park")

'Village Park' is a development of bare land condos built in 1995.  1000-1320 sq.ft.  18+ adult living.  Close to many amenities: Shopping at 130th Ave, South Health Campus, First Alliance Church.  Quick access to Deerfoot and Stoney.

Mt Douglas Villas SE, in McKenzie Lake, Calgary   ("The Renaissance of Mt Douglas")

For clarity, despite 'Mt Douglas' in the street and development name, these villas are in McKenzie Lake.  Bare land units (you own the lot), built in 2000, and ranging in size from 1100-1340 sq.ft.  There are lots of mature trees, and greenspace to the south, as well as quick access to lots of pathways, including the river pathway system that runs all the way to Memorial and beyond.  All of these units are bungalows with a double garage.  Some are semi-detached, and some are townhome (3+ units attached).

Dovely Court and Dovely Park SE, in Dover, Calgary

Bare land condos built in 1990-1991.  These units are unique.  They are all bungalows.  Some have an attached carports and some do not.  Some have a basement and some do not.  There are a couple that are fully detached, many semi-detached, and the remainder are tri-plex and 4-plex.  The community was nicely designed and the units are as cozy as can be.  There is a 55+ age restriction so it is very quiet, and the pricing is very attractive.  The sizes range from 618-800 sq.ft. on the main level.  The lowest end of the price range will be without carport or basement.

Dovista Court SE (and some on 28th St SE)

'Harvest Pointe' is a development of bare land condos, built in 1997.  The bungalow units range in size from 871 to 1100 sq.ft.  There is a mix of split-level and bungalow units here.  Almost all of them have a single garage.

Price Range for bungalow units:  $257,000-$365,000.




Harvest Lake Villas NE, in Harvest Hills, Calgary

Bare land condos built in 1994.  Age-restriction is 18+.  Square footage for these bungalow villas is 1190-1260 sq.ft. on the main level.  Some of these units overlook a large pond or lake.  If you're from Ontario, it's a pond.  If you're from Alberta, it's a lake :)   Either way, its a beautiful kidney-shaped body of water with pathways on the north, south and west sides).

Price Range:  $330,000-$530,000.  There have been limited sales to establish the range.  It should be assumed this range will nudge upwards as new sales data becomes available.





Harvest Grove Green NE, in Harvest Hills, Calgary

Built in 1997-1999, these bungalow villas have no condo fees, only an HOA fee for lawn and snow.  They are age-restricted to 18+.  Square footage range is 975-1100 sq.ft.  Some of these units overlook the lake.  All of them back onto a walking pathway.

Harvest Grove Place NE (200's), in Harvest Hills, Calgary

This is a non-condo villa development with a montly HOA fee for lawn and snow.  The cul-de-sac street formation reduces street traffic to mostly the homeowners and their guests, so nice and quiet from a traffic perspective.  These units were built in 1998 to 1999.  There are lots of walking paths in the community and the Country Village shopping area is not far away.
